Buying Your First Home Just Got Easier

We are a group of real estate investors whose goals are to invest funds into local real estate to obtain short- and long-term income. This allows us to help others obtain the privilege of homeownership, including building equity while bettering our communities. We are able to achieve these goals by helping people who have had difficulty qualifying for traditional financing buy the homes they want in the areas they want. We do this by offering simple owner-assisted financing. We have several program options that may work for you, depending on your situation.

Many Americans are unable to qualify for a traditional mortgage due to credit problems, previous bankruptcies, and high debt-to-income ratios. In addition, people who are self-employed or work on commission often have difficulty securing traditional financing as their income, though more than adequate, may be sporadic. Others don’t have enough time on the job or enough savings for the down payment or closing costs. We are proud to be able to assist people in achieving the American dream! If a client qualifies, they become an Approved Participant in our Program. You can choose almost any home, as you will have access, through our approved Realtor Service Provider Network, to both the multiple listing service and for-sale-by-owners. We will purchase the home you choose for cash and then sell it to you at appraised value on a 30-year fixed loan at the current, low market interest rates. There are no pre-payment penalties. There are no upfront fees, except a credit report fee. Our approved participant home buyers receive all the benefits of homeownership, and in turn, local communities are strengthened. The benefit to us is that we receive a long-term monthly income. This creates a win-win outcome for both the approved participant and the program!

Buyer Qualifications

  • The combined gross household income should be $3,000 per month or higher, with no limit.
  • Buyer credit scores should be 540 or higher for our Owner Finance Almost Any Home Program.
  • Buyers with credit scores below 540 can benefit from our Assisted Home Purchase Program.
  • Minimum of 5% Down Payment of the target home’s asking price.
  • The bankruptcy should have been discharged 12 months ago or earlier at the time of Closing. (The Client cannot participate if bankruptcy was discharged less than 12 months ago.)
  • Foreclosure should be 24 months or more in the past at the time of Closing. (The Client cannot participate if Foreclosure occurred less than 24 months ago.)
  • Telos Home Ownership Assistance Programs will not negotiate to purchase a home until the earnest money is placed in escrow at the title company and the down payment is verified.
